What each role can do
Every person in your organisation has one role. The role decides which properties they see and what they can do with them. These rules are enforced by Nutshell, not just hidden on the screen: a page or button a role may not use will not work for them.

Admin
The person who created the workspace. Sees and can do everything in the organisation, and is the only one who can invite people, give access to properties, suspend a person or change organisation settings. An organisation always keeps its Admin active.
Facility Manager
Runs the day-to-day for the properties you give them. They see only those properties, with their money, and can record payments, invoices and expenses on them. They cannot move money between funds, invite people or change organisation settings.
In Maintenance they can do everything: report, acknowledge, set priority, assign, start, resolve (choosing which fund a cost comes from), close, and manage vendors.
Operations Assistant
Coordinates repairs. They are not given financial visibility.
- Maintenance: they see repairs on every property in the organisation, so a repair on a property they are not assigned to can still be handled. They can report, acknowledge, set priority, assign, start, resolve and close repairs, see what a repair cost, and manage vendors. When they resolve a repair with a cost, it is recorded in that property's Operations Fund. They cannot choose another fund.
- Everything else: they see only the properties you give them. They never see Dashboard, Receivables, Funds, Transactions or Reports, and they cannot record payments or invoices.
- Tenants: on properties they are assigned to, they see a tenant's name and contact details, but not rent, deposit, balances or payment history. On other properties they see only that a repair exists: the property name is plain text, not a link, and the tenant's name is not shown.
Stakeholder (property owner)
For a property's owner who wants to see how it is doing. They see the properties they own, read-only, including the money. They cannot change records and do not use Maintenance.
Site Officer and Maintenance Officer
These roles exist for people who work on site, but their screens are not available yet, so they cannot be invited.
Common questions
"Why can't someone see a property?" Give them access: Give someone access to properties. Until you do, a Facility Manager or Operations Assistant sees "No properties assigned yet".
"Why does an Operations Assistant see repairs on properties they can't open?" By design, so repairs can be coordinated across all your properties. They see only the repair, never the property's records or money.
